Sweeny &Co Architects Inc. are in the midst of the Pre-Construction Phase at 6 Noble St. The developer is planning on leveling the existing single-storey industrial building and erecting an 8-storey mixed-use building with non-residential on the ground floor. The remainder of the building will consist of 101 residential units from floors 2 to 8 and ten 2-storey townhouse units on the ground floor and mezzanine. Each proposed townhouse unit will have its own entrance. The developer has provided an assortment of residential units. The break-down consists of 25 one-bedroom, 20 one-bedroom plus den, 6 two-bedroom, 26 two-bedroom plus den, and 24 three-bedroom. Two below-grade parking levels have been proposed with 46 resident spaces and 14 visitor spaces.

The ‘Giraffe Condos’ is an aging two-storey commercial building at the Northwest corner of Dundas and Bloor Streets directly adjacent to Dundas West TTC Subway Station. The first development proposal was rejected by Toronto City Planning. The original proposal consisted of a 27-storey condo which received pushback due to height concerns, the developer was then unable to win the appeal at the OMB. Trinity Group stepped in and paid $35 Million for the Giraffe site and an additional 3 adjacent properties to the west along Bloor Street back in March of 2018. From recent renderings the new proposal will include 236 residential units and just over 29,000 square feet of retail comprising the first and second floors of the building.
