If you are looking for consistency in the real estate market, Roncesvalles is your neighbourhood. Comparing the first 4 months of 2019 to the same time in 2018 the results are strikingly familiar. In the first four months this year we sold exactly one more house (38) than in the same time period last year (37). So, while we saw a significant jump in sales in the overall Toronto market this year over last of nearly 17%, we did not see the same increased result in Roncesvalles. Where we do begin to see a difference is in the type of homes that sold. There were more detached homes sold in 2019 (21) compared to 2018 (14) and the increase in sales numbers was mostly in the larger 2 ½ and 3 story homes. There was a correspondingly similar drop in the sales of semi-detached homes from 2019 (14) to 2018 (20). Roncesvalles does reflect the greater Toronto market when it comes to price increases. The overall Toronto market saw an increase in price of 2% while the price increase for the average Roncesvalles home increased 3%. Again, there is a distinct difference between detached homes which declined in average price year over year and semi-detached homes that increased in value during the same time period. If you have been waiting to make your move-up to a bigger home this may be the time as the price gap between the traditionally smaller semi-detached and their larger detached cousins have been narrowing.
